Located in the Cortex Innovation District, a leading innovation hub home to major technology companies such as Microsoft, alongside biomedical offices including BJC HealthCare and the Washington University medical ecosystem, this project reimagines a key segment of Duncan Avenue as a multi-layered innovation corridor. It seeks to transform the existing streetscape into a continuous landscape system that integrates work, ecology, and community life.
The design addresses the underutilized surface parking footprints and fragmented street edges by introducing a densified, mixed-use public realm. Existing parking lots are reprogrammed into productive landscapes and flexible open spaces, enabling greater public access and encouraging long-term activation of the district beyond the traditional 8-hour work cycle.
At the core of the design is a three-part spatial framework: an innovation corridor, a corporate interface, and a community edge. The corporate zone integrates building front doors and semi-public interfaces, supporting collaboration between offices and public-facing functions. The innovation corridor acts as a transitional spine, while the community edge opens the site to broader civic use, embedding programs such as rain gardens, presentation plazas, second-hand business kiosks, and community farms.
The design language is inspired by the digital logic of electronic chip circuitry, translating technological patterns into paving systems, site furnishings, and spatial organization. This motif reflects the district’s identity as a high-tech innovation ecosystem while grounding it in a tangible, human-scaled landscape experience.
Ecologically, the corridor operates as a green infrastructure system that enhances stormwater management, introduces biodiversity, and establishes continuous ecological connectivity across the district. By merging technological aesthetics, ecological performance, and social programming, Permeable Green redefines the Cortex District as a model for productive, adaptive, and inclusive urban innovation landscapes.
